Water

The area voted to drain Iron Gate Reservoir and let the Klamath River return to normal. This may affect the water table. Recent purchasers in the neighborhood have been opting to wait until after the new water table is known before digging a well. In the meantime they purchase spring water from another neighbor in the area. He sells it for 10 cents a gallon, in 3000 gallon drums. Water is easy to come by when digging a well. Presumably it would be possible to dig a deeper well than currently necessary to make sure you will have water after the reservoir is drained, if it does come to pass.


Electricity

The nearest house with electricity is 1.2 miles away, closer as the crow flies. Neighbors near this lot use generators and solar instead of opting to get on-grid. It is reasonable to assume that a full home solar setup and batteries would cost the same or less than bringing in grid electricity. Solar would have the added benefit of costing nothing in the future, and not being subject to local outages.


HOA/Rules

There was once an HOA in the neighborhood, which charged $150 a year to maintain the gravel roads. However, many neighbors now say it was dissolved; that the HOA is a scam and not to pay anyone asking for HOA fees. They also say the mechanism for enforcing the old HOA is if the sale transaction is closed through a title company. If you purchase land from us, we will close it ourselves and avoid the title company, both to save you entering into unwanted obligations and to save you the extra cost. Furthermore, without seeing proof of where funds are kept and proof of how they have been used for maintenance, it would be foolish to pay anyone. There are no building covenants in the area. You can grow crops, (some neighbors do) keep livestock, build a home, put a trailer, yurt or teepee on it while you build, and use the land as you choose.


Viewing

We live 5 hours from the property. You may view it anytime you wish and we do not need to be present with you. If you go back to the main property page and click the “View Map” button, it will bring up the GPS coordinates on Google maps. You can put in your location to get directions. It is easy to find.
